STEP ONE: Begin by establishing a budget How much will my project cost?
That’s always the first question. Our Hometown team makes sure you understand ALL the expenses involved in building your home before you make any commitments. Your budget will be broken down into three parts:

The price of the home
This includes shipping, taxes, and craning the home onto your foundation. Everything you ordered inside the home will be installed and finished and everything on the exterior of the home, like siding and roofing, will also be completed in accordance with current building codes and your warranty agreement.

The cost of site work
Every building lot is different but your site work may include clearing the land of trees or old buildings, excavation for basement and utility lines, or you may need to dig a well and create a septic system. You will need to pour a concrete basement and set up your furnace, air conditioning, hot water tank and steps. And don’t forget surveys, permits and insurance. Our Hometown team will outline every single expense for you so there are NO surprises or hidden costs. A Hometown quote is a complete quote.

The price of your land
A building lot is only a good price if the site work costs are within your budget. We offer FREE site inspections and site work quotes. If you have not already purchased land, please take advantage of this offer BEFORE you buy.

Our factories offer homes in a variety of price ranges so there is no general “square footage cost”. Home prices begin as low as ,000. We can direct you towards the floor plan series that will best suit your budget, add a ballpark figure for site work costs, and then you will know how much you have left to spend on land. Once you find a building lot, our FREE site inspection will refine that ballpark figure into an accurate breakdown of site work expenses. This will help you understand the full cost of building on that particular lot and help you determine whether or not the lot is right for you.

Hometown does not sell land. However, customers, and friends in the building industry sometomes provide us with information about available lots. We would be happy to pass that information on to you, but we usually recommend that you work with a realtor. Our friends at Miranda Realty would be happy to help you. When you find a building lot that interests you, and you have all the information your realtor can provide, contact your local Building Department to find out what the building requirements are for that particular lot. Every town has different rules for the size of a buildable lot, the location of the home on the land, and the “setbacks” from the front, back and sides of the lot.

After you commit to the purchase of the land, you are ready to sign a contract for the purchase of your home and complete your mortgage application. It is important at this stage to hold a spot in our building schedule. A fully refundable deposit of ,000 will secure a spot for your home. It takes time to choose your options, complete a contract and wait for the bank to finalize the paperwork for a construction loan. This deposit will insure that while you are completing these steps, your building time slot will not be filled by other customers. If for any reason we cannot complete a contract, the deposit will be cheerfully refunded. However, once the home is on order, that deposit will be used to pay for the architectural drawings you will need to obtain your building permit. (The price of the drawings is included in the price of your home.)
